John Black, is a broker at West Wood Realty and has been active in real estate brokerage and development for more than 45 years. John specializes in vacant land development, sales and retail, and office project developments in Albuquerque and Rio Rancho Metropolitan area.

Experience:

John began his career in real estate when he began planning, zoning and developing the 1,150-acre planned community known as the “Seven Bar Ranch” in 1972. This 1,150-acre project was the eastern portion of John’s family ranch and farm consisting of 20,500 acres in Northwest Albuquerque known as the Black Ranch. The name for the Seven Bar Ranch project on this land was derived from the family’s ranch brand which was a 7 on the right shoulder and a / (“bar”) on the right side of the nose on the family’s cattle and horses.

As the Managing Partner in the Seven Bar Land and Cattle Company’s 1,150-acre project, John planned, developed and/or sold over 400 acres of commercial land in Seven Bar Ranch. He sold the balance of the 750 acres for high density and medium density residential developments.

The keystone project in the retail portion of the project was the 95 acres of ground leased and later sold to the Simon Group for their company’s 1.2 million square foot Cottonwood Regional Mall. Due to the regional impact of Simon’s new Mall, the 400+ acres of retail in the Seven Bar Ranch then became known as the “Cottonwood Retail Area”.

Other featured retail developments in the Cottonwood Retail Area are the 41-acre Cottonwood Plaza, the 50-acre Cottonwood Corners, and the Lowe's Home Improvement & Dick’s Sporting Goods power centers. The Alameda West shopping center, Corrales Center, and Las Tiendas shopping centers were also developed by Seven Bar Land and Cattle Company by John Black. The Cottonwood Retail Area totals over 3.8 million square feet of retail space which is by far the largest retail shopping area in the state of New Mexico.

John is currently working on a joint venture with other investors on an even larger master planned project known as the Quail Ranch.  Quail Ranch consists of 6,500 acres which is the western 1/3 of the of the original Black Ranch. Quail Ranch is zoned for 25,000 residential units and over 10 million square feet of commercial and industrial uses. The Paradise Hills, Ventana Ranch, and Black Farms projects were also part of the original 20,500-acre Black Ranch.

John has been a partner and developer in several other major developments outside of the Seven Bar Ranch. He developed the Promenade Shopping Center in Northeast Albuquerque, Montano Y Cuatro Plaza at 4th Street and Montano Blvd., and the Coors Central Shopping Center in Northwest Albuquerque.

John is currently working with the West Wood Realty development team on several new retail projects in the City of Rio Rancho, one of the nation’s fastest growing cities in the state. John is a partner in two planning and development lease projects in northern Rio Rancho with the State Land Office of New Mexico (“SLO”).

City Centre project is a 140-acre new urban development in Downtown Rio Rancho owned by the SLO and leased for development by John Black and his partners.

Both City Centre and the 530-acre Paseo Gateway SLO mixed use project fronts on the new Paseo del Volcan freeway which is the only new Metro freeway in Albuquerque – Rio Rancho Metro area since the 1960’s. Paseo Gateway features the new LEED certified V. Sue Cleveland High School in Rio Rancho and the best future residential and commercial land in the City of Rio Rancho.

John has served over twelve years on the Board of the Laguna Development Corporation, a 175 million-dollar company (fronting on I-40 in the West Metro area) operating a hotel and casino, a super market, travel centers, restaurants, and over 1,200 employees. John is a member of the Sandoval Economic Alliance, Rio Rancho Chamber of Commerce, Albuquerque Economic Development Corporation, Albuquerque Economic Forum, and the US Bank Community Advisory Committee. John Black was a a member of the International Council of Shopping Centers (ICSC) and the Albuquerque Board of Realtors for over forty years. John and his wife have also been members of the United Way Alexis de Tocqueville philanthropic group for almost 20 years.
