John F. Black, a broker with West Wood Realty, has been in real estate for more than 40 years. He has been involved in vacant land sales (including ranches up to 375,000 acres), retail and office development, leasing and sales, and major master planned land developments in the Albuquerque, Rio Rancho, and New Mexico market area.
John originally developed a 1,150-ac. planned community known as the “Seven Bar Ranch”. This land was the eastern portion of the original 20,500-acre ranch and farm in Northwest Albuquerque. The name Seven Bar Ranch was derived from the family’s ranch brand which was a 7 on the right shoulder & / (“bar”) on the right side of the nose.
As the Managing Partner in the Seven Bar Land and Cattle Company, John planned, re-zoned, and developed and/or sold over 400 acres of commercial land in Seven Bar Ranch and the balance was a blend of high density and medium density residential development. The keystone project in the retail portion of the projects are:
• 95 acres of ground leased and later sold to the Simon Group for their company’s 1.2 million square foot Cottonwood Regional Mall in Seven Bar Ranch
• Zoned, developed land and sold 41 ac. Cottonwood Plaza power center in Seven Bar Ranch. Anchors: Super Wal Mart, Home Depot, Walgreens, Staples, Men’s Wearhouse, and PetSmart
• Zoned, developed land and sold 50 ac. Cottonwood Corners power center in Seven Bar Ranch. Anchors: Barnes & Nobles, Office Depot, Total Wine, Sam’s Club, Kohl’s, Olive Garden & Red Lobster, Home Store, and several national restaurants.
• Sold land to Lowe's Home Improvement at NM 528 and Coors Blvd. NW
• Sold land to developer of Dick’s Sporting Goods power centers located next to Lowe's
• Developed and sold the Alameda West Community Center anchored by Albertson's
• Developed and sold Corrales Center anchored by Sprouts (formerly Safeway)
• Developed and sold Las Tiendas neighborhood shopping centers were also developed by the Black Family. These projects are all doing well and total over 3.8 million square feet of retail which is by far the largest retail shopping area in the state of New Mexico
• Zoned, developed, and sold 40 acres Auto Park site in Seven Bar Ranch to Van Tuyl Auto Company
• Zoned and sold a 10-ac. auto site to Larry H Miller Autos
• Zoned, developed, and sold a 17 ac multi-family site to GSL-GBD Company for 404 apartments in Seven Bar Ranch
• Zoned, developed, and sold 25 acres to the City of Albuquerque in Seven Bar Ranch for library, community center, and affordable housing
Other Major Retail Projects Developed:
• The Promenade Shopping Center in Northeast Albuquerque
• Walgreens anchored Montano Y Cuatro Plaza
• Smith’s food anchored Coors Central Shopping Center in Northwest Albuquerque
Other Major Land Development Projects:
• Planned, zoned, and annexed a 6,500-ac. planned community property known as Quail Ranch (formerly Black Ranch)
• Leased, planned, and zoned two projects with the State Land Office in the City of Rio Rancho.
- City Center in Rio Rancho 350 ac project in the new City Downtown.
- Sold 200 ac to University of NM and 30 ac to CNM Community College.
UNM built a $30 million West Metro Campus and a $200 million teaching hospital on a portion of their land. CNM built a $40 million building and campus.
-Sold 35 acres to Lionsgate (movie company)
-Paseo Gateway 535 ac. master planned and zoned community
-2007 Sold 125 acres to Rio Rancho Schools for a $150 million high school (Cleveland High). This school has 2,400 students now.
-2017 Sold 49 acres for a 215-lot residential subdivision to a DR Horton Homes developer. This subdivision is sold out.
-2020 Selling 40 acres for a new 200 lot retail subdivision to DR Horton Homes.
2020 Brokerage Deals Close or in Process:
• 290-acre residential $11 million land sale in SW Albuquerque for Open Space and 500 residential lots sold in February.
• 17-acre $3.2 million land sale in process for two multi family projects in the City of Rio Rancho (pending).
• Sale of four retail lots to Mc Donald’s, AutoZone, Dutch Brothers Coffee, and Dion’s pizza ($2.8 million total pending).
• 350 ac. land fill sale in escrow ($2.45 million pending).
John Black was a former Board Chairman and Board Member for over 14 years on the Board of the Laguna Development Corporation, a multi-million dollar company which operates a major hotel and casino, a supermarket, travel centers, restaurants and has over 1,200 employees in the Albuquerque West Metro area.
John has been a member of the Sandoval Economic Alliance, the Rio Rancho Chamber of Commerce, the Albuquerque Economic Development Corporation, the Albuquerque Economic Forum, the Albuquerque Chamber of Commerce, and the US Bank Community Advisory Committee. John Black has been a member of the International Council of Shopping Centers (ICSC) and the Albuquerque Board of Realtors for over forty years.
John and his wife Joan have also been members of the United Way Alexis de Tocqueville United Way philanthropic group for over 20 years. John and Joan have four children and six grandchildren.
